Why Colorado Springs Foundations Fail
Colorado Springs foundations are exposed to one of the most punishing soil-and-climate combinations in the country. Much of El Paso County sits on the Pierre Shale formation and overlying bentonite-rich claystones — a group of soils with some of the highest plasticity indices measured on the Front Range. When these clays absorb monsoon moisture in July and August, they can swell more than 10% by volume, generating uplift pressures well above 5,000 psf against a typical residential footing. When they dry out during our long winter droughts, the same soils shrink and pull support out from under slabs and grade beams.
Layered on top of that, Colorado Springs averages roughly 150 freeze-thaw cycles per year — more than nearly any major metro in the U.S. Each cycle drives moisture into hairline cracks in concrete and masonry and reopens them slightly wider on the thaw. Over a decade, small stucco cracks become through-wall cracks, control joints become water-entry points, and unreinforced 8-inch concrete walls begin to bow inward under lateral clay pressure.
Different parts of the city fail in different ways. West-side homes in Old Colorado City, Rockrimmon, and the Broadmoor area sit on shallow, rocky decomposed granite that generally drains well but is prone to differential settlement where fill was added over cut. North-end neighborhoods like Briargate, Northgate, Flying Horse, Cordera, and Wolf Ranch are built almost entirely on expansive claystone; heave and interior slab cracking are far more common than downward settlement. East-side communities along Powers, Stetson Hills, Falcon, and Peyton mix expansive clay with poorly compacted fill from rapid 1990s–2010s development, producing both heave and settlement on the same lot.
